Processing of self-submit Direct/Individual EB-5 Program
1 – Register a new corporation and open a business account in USA (thru travel visa)
2 – Prepare the investment capital. Cash ready to transfer to the new business account.
Got the information from State of California-Business, Transportation and Housing Agency‘s report.
(Where and who should contact for the official letter of TEA?)
(Should I or can I wire the money while submit the I-526?)
3 – Translate and certified all documents in English to support the evidence of investment capital from business, salaries, or others legally.
(Do I need to certify through lawyer only? Can I go notary public?)
4 – Prepare at least five years bank statements, tax returns, passport, birth certificate, marriage certificate, diplomas, Child’s birth certificate, criminal records, photos and the most important the legitimate business plan for the new corporation that fits the EB-5 requirements.
5 – Submit Form I-526 with the fee of USD 1500.00, business plan, new corporation, new bank account, funds transfer, letter of confirmed TEA, funds evidence
(As I know this is very important part, please help that anything else that I miss? Or which part should I be careful or avoid?)
6 – Wait two or three weeks and check online for “receipt notice”. Or/and fill up the Form G-1145 along with the I-526 for email or/and text messages.
7 – After I-526 petition is approved. Go through the consular process if outside USA with require documents. Or file Form I-485, adjustment of status (AOS). Medical Examination and personal details need to provide. After successful interview, a conditional or temporary green card.
(Is the waiting period around 4-6 months for I-526 to get approved or interview?)
(Can I run the business in US before the I-526 approved?)
8 – If I file Form I-485 in US – waiting for approval is around 6-8 months? And cannot travel out of US?
9 – If I have consular process in my country – waiting for approval is around 6-8 months? Can I go to US with travel visa?
10 – After approval of temporary green card (two years). File Form I-829, 90 days before and provide all company’s documents from CPA, sure to meet all requirements of EB-5
(Please advice and give some suggestions what I miss along the process?)

You should contact an immigration attorney to guide you through the process. While you have well researched the EB5 process there are a few details that are not mentioned correctly in your list. As for Adjustment of Status - this is only done in the U.S. and should be filed concurrently so long as there is no backlog.
