“It’s an oceanfront dream,” stated Kevin Jeffers, Owner and Managing Partner of Los Angeles and Shanghai-based Pinnint Ltd., a leading marketer and consultant for the EB5 immigrant investor program in Asia.
The EB5 immigrant investor program, launched by the US government in the early 1990s, provides immigrants the opportunity to get their permanent residency, in the form of a green card, in exchange for a $500,000 investment that creates or saves 10 American jobs. In 2010 alone, it is projected that more than 5000 overseas investors will participate in the program, creating more than 40,000 jobs and bringing in billions in foreign direct investment.

The complex will be steps away from the world-famous Bahia-Mar Resort & Yachting Center, backdoors onto the intercostal waterways, is located near a major convention center that hosts more than 3 million visitors a year, and is steps from downtown Fort Lauderdale. If location, location, location is the key to success, Los Olas is very well positioned.
But beyond a great location, the project is itself ambitious - $41 million over the two phases of development. The Intercontinental Hotels Group, which is developing the project, will rely on Jeffers to obtain the 60 to 80 EB5 investors needed to assist in the financing of the project.

Phase II of Los Olas will be a well built, time-share offer that looks out into the yacht club and the intercostal waterway, just a few hundred yards from the ocean. Visitors will have a choice of ocean view and access to the beach, or the ability to jump into their yacht for a cruise down the intercostal waters.
The financial foundations of the Los Olas project are solid. For Jeffers this is a significant criterion in choosing which projects to represent. “We drill-down on choice of location, the international brand identity, and government participation. The excellent reputation of IHG and its Indigo brand are the added touch of success,” continued Jeffers.
For Asian investors, it is as much about the investment’s exit strategy, return on investment, and job creation as the project. Many very good projects put the average investor as significant risk. Job creation is crucial, as without adequate job creation, immigrant investors risk losing their permanent residency in the US when the I-829 comes up for validation by USCIS. They may get their money back, but they cannot stay in their new country of adoption. This causes upheaval among families every year and we simply do not want to be a part of that, or responsible for this elemental disruption. Los Olas is structured to make sure this doesn’t happen."
